Comprehensive Representation

We represent your interests throughout the purchase process. With a very transparent marketplace, we encourage our clients to partner with us on the online search, and forward listings of interest to us for further vetting. The search and identification of a property of interest, while sometimes taking months to conclude, represents a small portion of the overall purchase process. We will analytically advise on value and negotiate to get the best terms possible for you. We then assist you in assembling the board package/purchase application, coordinate the various parties involved, and work to eliminate any headaches, stress, and unforeseen costs that can sometimes accompany this very involved process.

 

Valuation and Negotiation

The Julia Hoagland Team Comparable Market Analysis (CMA) shows a range of fair market value, which informs negotiation strategy when you are ready to submit an offer. The CMA is based on active, in-contract and sold properties in the building (as applicable) and the area, and augmented by qualitative market conditions including inventory levels, economic conditions, interest rates, and seasonality. This is a critical stage of the process, where our expertise becomes your advantage.

We will inquire about specifics encompassing assessments, tax abatements, fixtures, window treatments, air conditioners, rugs, floors, appliances, fireplaces and washer/dryer policies to ensure full information is being considered during negotiation. We prepare you to present the most competitive and compelling bids possible and negotiate with listing brokers on your behalf.

 

Diligence

 We vet specific building policies including leasing rules and fees, and view properties on behalf of investors who are not local (FaceTime appointments are helpful). It is important that we, as your buyer’s representative, be the first point of contact with the listing side/sales office if a specific property is of interest. If a buyer doesn’t go on record as having representation, they may be bound to work with the seller's agent. The seller’s representative’s fiduciary duty is to the seller, so they may not be motivated to raise issues important to you.

 

Cost

The seller pays the commission in New York City. This is memorialized in the listing agreement before a property is listed, and per REBNY regulations, is split 50-50 between seller and buyer agents. Our brokerage services are thus without cost to you, until and if you decide to sell.
